Are Rates All That Matter

When shopping for a loan remember that interest rates are important but there are other factors that must be considered before choosing a mortgage company.  There are several questions a borrower should ask when considering on mortgage companies interest rates over another. 

Whenever you are considering refinancing get a Good Faith Estimate (GFE) in writing and ask some of the following questions:

• What are your interest rates?
• How long of a period can you lock-in to the interest rates quoted?
• What are the total costs associated with this interest rate? 
• Can you get a Good Faith Estimate (GFE) that will list ALL charges that you will incur?
• Does it cost to lock-in to an interest rate?
• What happens if your loan does not close within the rate lock period?
• Will you receive a Rate Lock Confirmation when you lock?
• If necessary, Can you lock in for more than 60 days?  Is there a cost to do so?
• What is the trend of interest rates over the last week, month or 3 months?
